Timber Flooring Installation in Kellyville Sydney Winter 2026

This project took us to a newly built home in Kellyville, Sydney, where the homeowners selected Preference Floors Prestige Oak engineered timber flooring for their new home.

On the day the house was handed over, the owner simply said, “I’ll leave it with you guys,” and headed away on a business trip.

Everything was progressing well until we reached an important technical question during installation:

How much expansion allowance should we leave, and where should the expansion gaps be positioned?

Different opinions came from the installers and other parties involved on site. Our flooring installers have more than a decade of hands-on experience, but engineered timber is also a natural product, and every product has its own technical requirements.

Rather than making assumptions, we contacted Preference Floors and arranged for their technical representative to visit the site.

Together, we inspected the installation conditions, checked moisture levels and the subfloor, and reviewed the expansion requirements based on both the product specifications and the installers’ practical experience.

We went through the details one by one and adjusted the installation approach accordingly.

In the end, we reached a solution everyone was comfortable with — providing sufficient allowance for the natural movement of the engineered timber while keeping the finished floor clean, visually balanced and durable.

For us, a quality flooring installation is not just about laying boards. Sometimes the most important part of the job is knowing when a detail needs more attention, bringing the right people together, and finding the right solution before moving forward.

Five-bedroom house, upstairs and downstairs, this client spent around $35000 in this project.
