When this homeowner from Clontarf first contacted us late last year, I was actually on holiday. After returning to Sydney, we arranged an inspection and quickly realised this would become one of our most technically demanding renovation projects. This project challenged us because of its design rather than its size.
Almost none of the walls met at a perfect ninety-degree angle. Every room presented a different challenge, and many details required us to make decisions on site as the renovation progressed.
The living room featured a large raised platform that formed the dining area and acted as one of the home’s main architectural features. We also needed to install flooring over an uneven concrete staircase with multiple triangular stair treads while creating clean transitions to several existing finishes throughout the home.
In addition, we installed premium wool carpet in the bedrooms and fitted 138mm decorative skirting boards throughout the property. Several curved walls required us to carefully shape each skirting board without affecting its decorative profile.

Installing Engineered Timber Flooring Around Complex Details
Although the project covered just over 100 square metres, our installation team spent an entire week on site.
We took our time because every detail mattered.
The raised dining platform became one of the biggest challenges. Our installers wanted the border trims to align perfectly with the surrounding flooring. During installation, we discovered that one finishing profile differed by only about 0.5mm from what the project required.
Instead of accepting something that looked almost right, our team made three separate trips back to the supplier until we found the correct profile.
Throughout the project, we carefully cut and installed each board around irregular walls, architectural features and existing materials. Very few cuts repeated themselves.
The curved walls created another challenge. Rather than forcing the skirting boards into position, our installers carefully bent and shaped each 138mm decorative profile so it followed every curve while maintaining clean joints and consistent lines.
These details take time, but they make a significant difference to the finished home.

After a full week on site, our team completed the installation and handed the home back to the client.
She was genuinely delighted with the result.
More importantly, she appreciated the attention we gave to every difficult detail throughout the renovation. Many of those details may never be noticed by visitors, but together they create the clean, seamless finish that homeowners expect from a premium installation.
Before we left, she made us a promise.
Once all the furniture had arrived, she would invite us back for afternoon tea so we could photograph the completed home.
